| - basic lender administration fee from $500.00, broker fees are the brokers option and will be collected on your behalf by our solicitors | |
| - larger mortgages/inter alia mortgages (fee may increase up to $1,500 and/or .25 point) | |
| - standard one (1) year closed mortgage with a 3 month prepayment penalty | |
- amortized over 25 years (30-35 year amortization if requested and dependant on file) |

| - open mortgage (2 point fee up front) | |
| - interest only payments for 1st year of mortgage | |
| - rate buy downs and prepaid payments available | |
| - all our mortgages require title insurance | |
| - $200.00 renewal fee | |
| - $100.00 default/n.s.f. charge if applicable | |
| - $75.00 discharge fee applicable in B.C. only | |
| Documentation required when submitting file to V.W.R. Capital Corp. | |

| - Copy of the Contract of Purchase and Sale ( if not a refinance) | |
| - Appraisal done by one of our preferred appraisers | |
| - If strata property we will require last 2 years of minutes including AGM’s, financials and copy of Form B, (in Alberta an Estoppel Certificate is required) | |
| Once commitment has been duly executed by all parties we will require copy of the B.C. Disclosure Statement prior to funding mortgage. | |
